A Simple Strategy To Get More Real Estate Listings
Max is a new agent fresh out of Real Estate School. He spent the first four months of his real estate career trying to master facebook ads, leveraging social media and making youtube videos to attract his ideal clients. Like many agents he was not seeing much results. In fact, he was starting to go broke – fast.
We are not saying in the slightest that those activities don’t work. This year alone we have made about $90k worth of GCI though our Social Media; pretty much passively. Creating Social Media Content is a long term game, but what do you do if you want to start seeing results right away?
The answer is not sexy, but it is effective.
I like to call them Fire Flyers. These handwritten letters are scanned and multiplied with one goal in mind to let the neighborhood know that a house nearby is having an Open House, Just Sold, Just Listed, or went Under Contract. Ideally you should be promoting a home your brokerage has an exclusive on but it is not mandatory.
All this requires is 1-handwritten direct message on a letterhead (not social media – actual paper) with your face on it that will be scanned or copied multiple times. There should be a Call To Action in the message such as “Text me or call me to profit today” and BOOM you have what us Guerilla Marketers refer to as a "killer marketing asset." There is something about handwritten letters that gets people to read messages.
From this point all you have to do is carve out 2 hours a day to deliver flyers. What will up your conversion ratio is adding door knocking to this campaign. Speaking to neighbors about what’s happening in the neighborhood is always a good thing.
What To Avoid:
Not reviewing your local cease and desist lists to understand where you can and cannot knock
Do not tamper with mailboxes or mail...that is a federal offense.
It doesn’t have to be the prettiest letter, do not over think it.
The letter does not have to be wordy.
